What are floorplan services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually own! Unless an appraiser has completed a recent valuation or measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting your property up for sale

A home measurement service will ensure that you're paid a fair price for your house. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since square footage values are often approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your property is to refer to a previous appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

Material for real estate professionals

To ensure that your client's home sells at a price that properly reflects true market value, we suggest requesting a measurement of the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool to attract potential buyers because they can review the layout and characteristics of the property before and after touring.
